Conveyancing is the legal description for the work that is done to transfer ownership of a property from one person to another. Conveyancer is the job description of the person doing the legal work.

Conveyance

This is the old fashioned name for the document that transfers a property from one person to another. Conveyances are rarely used nowadays and property is usually transferred by a Transfer document.

The Land Registry are currently updating their systems to implement an e-conveyancing system to speed up and simplify the conveyancing system in the UK including immediate registration upon completion, immediate fund transfers and an information exchange between interested parties.

Another major part of e-conveyancing is a system called chain matrix where all interested parties in a chain of house sales can get up to date information about various parts of the property chain and also keep their side of the chain updated so everyone involved in the house sale or purchase knows exactly where they stand.

Tests for the chainmatrix are still underway in Portsmouth and Bristol areas of the UK, and the scheme should be UK wide soon.

The e-conveyancing system will be gradually introduced ofver a period of time to ensure that the program can be tested thoroughly and all those involved in the business can learn the new system on a gradual basis.
