price: o/a £335,000
the communal staircase, which serves a number of the apartments and also the lift, gives access to the top floor level and from here a period style door with brass furniture gives access to the initial:
entrance hall:
this has a window giving a pleasant outlook over neighbouring properties and a wooded banking, central heating radiator, inset spotlighting to the ceiling, loft access point and is decorated to a high standard with solid oak flooring. to one wall is an automatic intercom door opening facility which has a camera view and allows discussion with people ringing the individual apartment bell.
hall:
this, as the photograph suggests, is a particularly fine facility being an extremely good size in both terms of length and width (approx 40’ x 5’ 6”). it has a number of beams exposed to the ceiling and is beautifully decorated and presented with solid oak flooring. there are various lighting points, dado rail and a central heating radiator. there is a large walk-in cloaks/storage cupboard and twin doors giving access to the lounge.
entertaining lounge: (26’ x 22’approx)
this, as the photograph indicates, is a wonderful room, not only due to its large proportions but also to the magnificent ‘a’ frame timbered and beamed ceiling. this large expanse is a particularly fine focal point to understand the buildings origins. there are two windows to both the front and back of the room allowing a magnificent view and natural light. there are three windows to the gable, the central window being arched and the window to the right hand side having carpeted steps before it which lead out onto a steel balcony with steps leading down to a pathway. the room has three central heating radiators, various lighting points and has been used by us in many different ways incorporating dining areas, study areas and the like. indeed currently there is a sitting area, dining area and also a music area. the room is of such large proportions that the décor and usage could vary significantly.
double bedroom 1: (16’2” x 10’10”approx)
with two windows providing fine views over the gardens, wooded scene and river, an angled and beamed ceiling line and a central heating radiator. there is a wardrobe alcove and a door giving access to the en-suite.
this room is peaceful, light and airy with only the sound of the river below.
en-suite: this is fitted to a high standard and has a low level w.c. with polished pine timber seat, wash hand basin and red ring shower in a good size (1.5) cubicle with internal fitted glass shelving for toiletries and glazed door. there is appropriate tiling to the half height and full height around the shower area itself, automatic extractor fan, ceiling light point, laminated floor and exposed beam.
visitor w.c: this is fitted with a period style two piece suite that comprises low level w.c. with polished timber seat and wash hand basin. there is an automatic extractor fan, beam and tiling to the half height.
double bedroom 2: (15’10” x 10’10” approx)
this once again, as the photograph suggests, has beautiful timbers on display and two windows allowing wonderful views and a huge amount of natural light. there is a central heating radiator and various lighting points.
once again the room is peaceful, light and spacious with the sound of the river below to soothe you to sleep.
bathroom: (10’10”
x 8’2”approx)
this is superbly fitted with a high quality suite in white that comprises low level w.c., bath with victorian style hand held mixer tap/shower unit over within a timber surround and a vanitory unit of a period style with inset wash hand basin with period style taps and drawers and cupboards beneath. there is tiling to the half height and a central heating radiator.
double bedroom 4: (10’10” x 9’5”approx)
this is often used as a study and music room complete with desk, piano and full drum kit!!. has timber work exposed, central heating radiator and pleasant view. this, as with the aforementioned bedrooms, is on the same side of the apartment and the river runs below.
this is probably the smallest of the four bedrooms but my daughter had a double bed, double wardrobe, large chest of drawers and a cot and still had room to manoeuvre!!
breakfast/dining kitchen: (17’9” x 9’ approx)
this has two windows enjoying the view and the breakfast/dining area has a low window and a central heating radiator. throughout the room there are beams and timbers on display to the angle ceiling line and it is fitted with a full compliment of units with granite effect working surfaces and decorative tiled splashbacks. there is an in-built double oven, glass gas hob with extractor fan in pull out canopy over, a ceramic inset 1 ½ bowl sink unit with brushed steel mixer tap over, washer/dryer with condenser unit for inside drying, integrated dishwasher and integrated fridge and freezer. there are such features as wine racking (empty!!), display shelving and glazed display cabinet and the kitchen is also home for a wall mounted combination gas fired central heating boiler. the flooring is slate effect laminate (warmer than the real thing and you can’t tell the difference).
double bedroom 3: (16’ x 9’ approx)
a good size double bedroom with wonderful beams on display, two windows enjoying the outlook and a central heating radiator. this room is currently used as a gym with plenty of professional equipment which is why it looks so crowded!
outside: there is a garage with twin doors and the property enjoys a parking space before it.
tandem garage: (29’6” x 10’ approx) this good size garage has an interesting array of stone work and has a light point. there is an electrical point just outside the doors.

other information
i have truly enjoyed living here, it is extremely peaceful and tranquil. you would not know there were any other residents when in the apartment.
the only reason i am moving is to be with my partner, moving to the isle of skye and would not sell otherwise.
yes, i want to sell as soon as possible but am not desperate. this is an attractive, large penthouse apartment (approx 2,000 sq ft) in an extremely desirable location, so will only accept offers very close to the asking price and expect a lot of interest. as well as paying 2 years management fee, i may be willing to meet halfway with stamp duty for a quick sale.
